Complete service – From Concept to Occupancy Certificate
  • 1. INCEPTION

    • Receive, appraise and report on the client’s requirements with particular regard to site information, planning and statutory regulations and budget.
    • Discuss with the client:
      • Proposed site layout
      • Procedures to meet his requirements
  • 2. CONCEPT & VIABILITY

    • Advised by consultants appointed, prepare a design concept in broad outline showing intended space provisions, planning relationships, materials and services intended to be used.
    • Advise the client on:
        • The technical and functional characteristics of the project as proposed
  • 3. DESIGN DEVELOPMENT

    • Develop the design concept in sufficient detail to:
      • Define the construction of the building
      • Spatially co-ordinate the work designed by consultants and specialists
  • 4.1. LOCAL AUTHORITIES SUBMISSION DOCUMENTATION

    • Prepare documentation to obtain approval from the relevant local authorities
  • 4.2. CONSTRUCTION DOCUMENTATION & TENDER

    • Prepare construction documentation and obtain tenders
  • 5. CONSTRUCTION

    • Manage, administer and monitor the contracts and processes during construction.
    • Preparation and coordination of procedures and documentation to facilitate practical completion of the works.
  • 6. CLOSE OUT

    • Obtain all the necessary completion certificates, submit to local council and obtain Occupancy certificate.
    • Compile final account and issue final payment certificate and as built documentation.
